This condo unit at Arcoris Mont Kiara was sitting empty for 6 months when the owner approached R.Works Interior Design (a Recommend.my partner) to help do an interior makeover.
The result was a beautifully minimalist makeover in light wood tones, with purple and blue accents.
One week after completion, the unit was immediately snapped up at 22% above market rate, more than enough to cover monthly loan instalments.

About the property
Completed in 2016, Arcoris Residences is a mixed-use commercial high-rise development consisting of over 300 residential units. With a host of modern amenities, including a swimming pool, tennis and badminton courts, business centre, thematic gardens, gymnasium, and 24-hour security.
The unit itself is 917 sq ft with 2 bedrooms and 2 bathrooms. It also comes with a small study annex.
Creative, practical, efficient
As the property was not able to be rented out for the last 6 months, the owner wanted to make the unit more appealing to prospective tenants.
Most property rentals in Malaysia are listed online in various property portals. As such, the unit needed to be visually striking. At the same time, it should not be an expensive makeover, otherwise it would reduce the rental yield.
Based on this brief, the team at R.Works Interior Design (a Recommend.my partner) began to develop a colour scheme, as well as a source for suitable furniture to create the look.
The team came up with a design theme consisting of light wood tones, with blue and purple accents.

“The light wood tones provide the warmth, and the purple and blue give the cool vibe. It’s romantic, luxurious, and modern all at once,” said Alexis Ng, Designer, R.Works Interior Design.
A striking impression
In less than 3 weeks, the condo unit was transformed into a warm and welcoming retreat, ideal for the busy executive or small family.
As you enter the front door, you are greeted by a feature wall made from hexagonal mirrors, and a simple set of drawers to store keys, bills, coins and more.
A three-seater L-shaped sofa and coffee table was added to the living room, with soft furnishings in blue and pink pastels. Track lights and downlights were also added to add pools of light at the right places.
Turning towards the pantry, the designers created a small dining area with seating for six. Instead of six chairs, a bench is used for one side, so it can be moved to the living room when there are guests.
A TV console was also added with wall shelves for display and storage.
The master bedroom was furnished with a study table and Eames-inspired chair, queen-sized mattress, dark blue curtains, standing lights, and bedside table. A single mattress was also added to bedroom 2.
Rented in a week at 22% above market rate
Just a week after relisting the property, it was successfully rented out. In addition, the agreed rental was 22% above market rate.
And since the entire makeover cost only RM18,000, that meant that the owner could recover the cost of the condo interior design makeover in a matter of months.
